Program Overview: What is Project Finance and Modeling?
Project Finance & Modeling is Edstellar's instructor-led program for project finance analysts, infrastructure investors, and corporate finance professionals who build the models behind billion-dollar decisions. Participants master project finance structures and deal logic, cash flow modeling foundations, debt and equity returns analysis, risk modeling and contract structures, and bankability and due diligence. The program runs from modeling foundations to a full investment-grade model and memo.
Training is hands-on from the first module. Your team builds cash flow models from raw project data, runs debt sculpting and returns analysis, and stress-tests contracts in guided modeling labs. Instructors coach participants through formula logic and lender-grade presentation, reviewing every exercise with direct feedback on structure, transparency, and auditability. The program closes with a capstone where each person delivers a full project finance model plus the investment memo that sells it.
Bad models kill good projects: circular references, hidden assumptions, and returns that collapse under the first honest question. This program teaches your people to build models lenders trust, quantify risk instead of hiding it, and write the memo that makes the investment case. Your team stops producing spreadsheets and starts producing conviction.
The capstone is a five-hour individual build: each participant constructs a complete project finance model from a raw data pack, debt sculpting, returns waterfalls, downside cases, all of it, then writes the investment memo a partner would sign. The deliverable is a model that survives an audit walk-through plus a memo that argues the deal on its merits. The review is a cold read, because a model you cannot explain to a stranger is a model you should not show a lender.
Participants learn to build integrated project finance models from scratch: operating cash flows, debt schedules with DSCR mechanics, equity returns, sensitivity and stress testing, and investment committee outputs. Every module pairs live instruction with guided hands-on modeling labs on realistic infrastructure and energy deals, so teams leave with working models, templates, and review checklists they can apply to live transactions immediately.

Build Project Finance Models With Traceable Cash Flows and Risk Assumptions
Edstellar develops project finance analysis through a complete infrastructure deal case. Participants connect contractual risk allocation with cash-flow waterfalls, debt schedules, and returns before stress-testing assumptions. The final model and investment memo are reviewed together for internal consistency, transparent sensitivities, lender considerations, and the evidence supporting the simulated deal assessment.
- Step 01
Consult
We review finance and spreadsheet familiarity, deal responsibilities, and modeling challenges to identify gaps in cash-flow structure, debt analysis, or bankability assessment.
- Step 02
Plan
We establish deal logic and risk allocation before cash-flow waterfalls, debt and returns, then downside cases, lender review, refinancing, and the complete investment case.
- Step 03
Align
We align project finance modeling expertise with the cohort's credit and infrastructure context, adjusting spreadsheet support to participants' experience without assuming prior deal-modeling skills.
- Step 04
Customize
We adapt sample infrastructure contracts and financial assumptions to relevant project types, including downside and refinancing scenarios that require explicit treatment in the model.
- Step 05
Execute
Participants build waterfalls and debt schedules, test sensitivities, and examine lender questions, receiving feedback on error checks, DSCR outputs, contractual mitigants, and model logic.
- Step 06
Evaluate
We assess the deal model and memo for reconciled cash flows, transparent assumptions, consistent debt and return calculations, and balanced explanations of downside and bankability concerns.
